Finding a chain-free house is the surest way for Kent house hunters to cash in on the stamp duty holiday before the extended deadline, it has been claimed. Now extended until the end of June, finding a house without a chain is suddenly more desirable than ever to ensure completion in time.

Award-winning housebuilder Millwood Designer Homes, renowned for building unique and individually designed homes in Kent, has seen an increasing number of customers searching for new, chain-free houses that are ready to move into. This follows news reported by Rightmove that the search term “no chain” has seen a 110% increase, which they claimed was likely due to people wanting to buy quickly to take advantage of the temporary stamp duty holiday .

The Kent-based developer has reported that now only one home remains available at Bakers Field, its exclusive coastal development in Cliffsend, and only three homes are still available at its Hawthornden woodland development in the charming village of Yalding.

Philip Brown, Sales and Marketing Director at Millwood Designer Homes, comments: “We have seen a huge increase in buyers since the stamp duty holiday was announced last year, and have no doubt that chain-free houses have been especially attractive to those who wanted to complete before the deadline. It is fantastic news this has now been extended to the end of June as many buyers have been worrying about completion, although finding a chain-free house will still be the best worry-free option.

“We only have a handful of properties left now. The sooner a reservation is made, the quicker people will be able to move in, avoiding the inevitable bottleneck of purchasers waiting to complete in time for the stamp duty deadline when it comes to the end of June.”

He added: “With the vaccine programme underway, schools open again, and the hope of lockdown lifting soon, we can finally see the light at the end of the tunnel, and this really might be the last chance to buy your dream rural home stamp duty free.”

Following an influx of buyers looking to swap their town houses for coastal retreats, there is now just one property left at the beautifully crafted development of Bakers Field; The Ashurst, a

luxurious five bedroom detached house with a double garage. The development, which is just a ten-minute walk from Pegwell Bay and two miles from the popular seaside town of Ramsgate, is home to a luxurious collection of 22 properties across a range of two, three, four and five-bedroom homes.

The Ashurst, which has a refreshingly contemporary design and finishing touches, also includes flooring. Its light filled hallway and central staircase lead to an impressive living and dining room and impressive kitchen/family room opening onto a landscaped garden with French doors, ideal for entertaining. The five bedrooms are all doubles – two of which have en-suites – and there is also a family sized bathroom upstairs.

Also popular with those seeking to surround themselves with more nature, Hawthornden is set in the beautiful Kent village of Yalding, in a perfectly secluded area of woodland. It now has just three three-bedroom homes available in its unique collection of 30 three, four and five-bedroom homes. For buyers that reserve in March, Millwood will make a contribution towards removal costs and legal fees, helping to alleviate some of the financial stresses of moving home.

The Bluebell collection on this development has two three-bedroom homes available; one is mid-terrace and the other is end-of-terrace. Both homes have a generous living room with a separate kitchen and dining area, and a well-sized garden and patio. Upstairs the master bedroom has an en-suite while the second and third bedrooms offer the perfect bedroom space for children, guests or a dedicated home office or home fitness room.

The Ashurst at Bakers Field is currently priced at £730,000. Starting prices for the remaining properties at Hawthornden start from £460,000. For more information please visit or call 01732 770991. Viewings are by appointment only.
